Unauthorised building work: applying for a Regularisation
Certificate
Where building work has been carried out without the benefit of
Building Regulations approval a building owner may apply for a
Regularisation Certificate (i.e. retrospective approval).
This is only applicable to work that has been carried out on or
after 11th November 1985.
Following receipt of an application for a Regularisation
Certificate (97kb) a Building Control Officer will arrange to
inspect the work.
It may be necessary for work to be exposed or uncovered to
ascertain what work, if any, is required to ensure the requirements
of the Building Regulations are met. Once it has been determined
what steps are necessary to secure compliance with the Building
Regulations the building owner will be notified in writing.
Charges apply to this process and are payable with the application.
Charges are 120% of the relevant current Building Notice charge (no
vat is payable). On satisfactory completion of work a Completion
Certificate will be issued.
